The allowable size depends on the type of ADU, your property, and applicable development standards. Under California ADU law, local standards cannot prevent the construction of at least an 800-square-foot ADU with four-foot side and rear setbacks, provided other applicable requirements are met. Local rules may allow larger ADUs.
The best location depends on your existing home, lot configuration, setbacks, access, utilities, easements, and other site conditions. California law generally limits required side and rear setbacks for new attached or detached ADUs to no more than four feet.
A pre-approved plan can be a great option when an available design fits your property and needs and you want to reduce upfront design and plan-check time. A custom design offers more flexibility when you want a different footprint, size, layout, or configuration. LADBS states that its Standard Plan Program reduces plan-check time and can result in faster permit issuance.
A custom ADU can be designed around your property, available space, and desired layout. The design still needs to comply with applicable zoning, building, energy, and other requirements, so we evaluate those conditions as part of the design process.
Not always. California law provides several situations where ADU parking cannot be required, including certain ADUs near public transit and ADUs created within existing structures. When parking can be required, it generally cannot exceed one space per ADU or bedroom, whichever is less.
A newly constructed detached ADU is generally subject to California Energy Code solar requirements, although exceptions may apply. The required solar system may be installed on the ADU or, in some circumstances, on the primary residence.
Timing depends on whether the ADU is custom or pre-approved, the complexity of the property, required clearances, and City review. California law generally requires a permitting agency to approve or deny a completed ADU application within 60 days when there is an existing dwelling on the property, but the total project timeline can be longer when design, corrections, clearances, or other requirements are included.
